A Home Information Pack (HIP) compiles information which is useful to potential buyers. HIPs were introduced to speed up the home buying process by making sure the seller has information about their property before putting their property on the market.

You may not market your property until you have at least placed your order for a HIP with a HIP provider.

A HIP consists of:

  • A table of contents (HIP Index)
  • The Energy Performance Certificate
  • A Property Information Questionnaire *
  • A Sales Statement
  • Evidence of Legal title
  • Searches

Additionally for leasehold properties it will contain:

  • A Copy of the lease


Accredited energy assessors produce the EPCs alongside an associated report which suggests improvements to make a building more energy efficient. A team of professionals sometimes including solicitors obtain the other information required to compile the HIP.
