EPC's - Energy Performance Certificates
Accredited Energy Assessors dedicated to producing
professional Energy Performance Certificates. All
EPC requests can be carried out within 2 working
days of the request being accepted. This is the
maximum timescale and customers can expect to have
an appointment within 48 hours of the request being
received. If a later timescale is preferred this can
also be arranged. The results will be emailed and a
copy posted upon request.
Commercial EPC's - Energy Performance
Certificates
From
1st October 2008 EPCs are required upon sale or
letting of commercial premises of all types - rented
houses & flats, shops, offices, workshops etc. We
provide EPCs at competitive rates for Landlords,
Building Owners and Managing Agents. Prices
available on request.
HIP's - Home Information Packs
Each
HIP pack includes all the necessary documents
including an official search. Our HIP packs meet the
legal requirements for property sellers in the UK
and are ready to supply to your solicitor and your
buyer's mortgage lender. Upon completion HIP packs
can be downloaded, emailed or delivered on CD in the
post. Hard copies can be ordered also.
Home Condition Reports
The
Home Condition Report is designed to be an objective
report on the condition of the property that can be
relied upon by buyers, sellers and mortgage lenders.
It will be written in Plain English in a standard
format and will describe the general condition of
the property taking account of its age, character
and location; how energy efficient it is; and any
defects or other matters requiring attention.
The Home Condition Report is designed to be a
'mid-range' survey, similar to the current Homebuyer
Survey and Valuation - not as detailed as a Building
Survey (sometimes known as a 'full structural
survey') but a lot more extensive than a mortgage
lender's valuation inspection.
Landlord's Visual Electrical Safety Test
Landlords should ensure that the electrical
installation (fixed wiring, etc) is safe to use. One
way of ensuring safety is to undertake a regular
visual inspection of the installation looking for
any obvious signs of damage such as damaged cables,
socket-outlets showing scorch marks, etc. We provide
a documented inspection conducted by qualified
electricians.
